A house beside the walls

Three ways, and all of them come straight to us: fill in the request form on the Reservation page, send an email, or message us on WhatsApp. The form is the quickest because it carries your dates and guest details in one go — and you can see which nights are free on the same page.

Because it is 10% cheaper. Booking charges us commission on every reservation; booking direct removes it, and we pass the saving to you rather than keeping it. You also get us on the phone instead of a call centre.

No. Sending the form tells us which dates you want; we check them, reply within 24 hours and confirm. Nothing is reserved and nothing is charged until we have both agreed.

It reads live availability from our booking calendar, so it is as current as our other channels. Very occasionally two people ask for the same nights minutes apart — which is exactly why we confirm by email before anything is final.

By bank transfer, MB Way or cash. We send the details together with your confirmation — nothing is due before we have confirmed your dates.

15 days or more before arrival — full refund. Between 7 and 14 days — we refund 50%. Less than 7 days before arrival — no refund.

If your plans start to wobble, tell us early. The sooner we know, the better the chance we can re-let the nights, and the easier it is for everyone.

Check-in from 3 pm, check-out by 11 am. Early check-in and late check-out are often possible depending on the day before and after you — ask in advance and we will confirm. It helps us if you tell us roughly what time you expect to leave.

Check-in is self-service, so you are never waiting on us and we are never waiting on a delayed flight. A few days before you arrive we send directions to the house along with step-by-step instructions and photos for opening the gate and the front door. We are a phone call away if anything is unclear.

By bus — the simplest option. Rodoviária do Oeste runs dozens of connections a day from Lisbon and stops about 100 m from the historic centre. For longer journeys across the country, Rede Expressos is the national coach network.

By train — Óbidos is on CP's Linha do Oeste, but check before you rely on it: the line has been affected by storm damage and part of the journey from the Lisbon side may be a replacement bus rather than a train. CP's Oeste line status is the place to look. The station is also about 1 km from the centre, uphill with luggage.

By taxi or ride app — both work from Caldas da Rainha or the airport; see the next question. The Óbidos tourism office keeps an up-to-date page on getting here.

Yes, subject to availability. Tell us in the request form — there is a box for anything we should know — or just message us, and we will arrange it and confirm the price before you travel.

There is private parking for one car, exclusively for guests and completely free — no hunting for a space outside the walls. It is behind a gate with a remote control, and full instructions come with your reservation. If you arrive with a second car, there is public parking just outside the walls.

Not at the house — the supply is not rated for it, so we ask guests not to charge from the domestic sockets. There are public chargers in and around Óbidos, including on the EN8 near the town. See the current chargers on Maps📍

Up to six, in three places: a double bedroom, a twin room with two single beds, and a sofa bed in the living room for two.

We spell that out because it matters if you are six — two of you will be in the living room rather than a bedroom. Six is a firm limit, and the number on the reservation is the number who may sleep in the house.

Very. We can put out a highchair and a cot if you need them — just say so when you book, and they will be ready before you arrive.

Not an extra bed: the house is limited to six people and that cannot be stretched. A cot is a different matter — we are glad to set one up for a baby, as long as your group is still within the six.

Yes — free high-speed internet, throughout the house. The network name and password are in the house manual we send you.

Air conditioning in the living room, and heating in the bedrooms.

Two, both full bathrooms, each with a bidet. Toiletries are provided.

Yes — there is a desk with a view, and the WiFi is fast enough for calls. It is a quiet street, which is the part that usually matters most.

Yes — beds made on arrival, towels for every guest, and a kitchen equipped for cooking properly rather than just reheating.

We are sorry — no pets of any kind.

Not anywhere in the house, indoors or out on the terrace. Open fire is not allowed either, and the fireplace is not for use.

No — events and parties of any kind are not allowed. The house shares walls with neighbours in a small walled town, and this is the rule that keeps everyone on good terms.

Between 11 pm and 8 am. Our neighbours live here all year round, so please keep it down at night.

A short list, and none of it should surprise you: no commercial photography or filming, no inflatable paddling pools, and nothing down the toilet that does not belong there — there is a bin in the bathroom, please use it.

Leave the kitchen tidy and take the rubbish out. Switch off the heating, the lights and the TV, lock up, and put the remote and any keys back where you found them.

If something breaks, tell us. It happens, and we would far rather hear it from you than find it later.

Four minutes on foot to the castle, Rua Direita and the restaurants. Fifteen minutes by car to Lagoa de Óbidos and its beaches; Foz do Arelho, Baleal, Peniche and Nazaré are all within about half an hour, and Lisbon airport is roughly an hour.

There is a small supermarket a few minutes away for the basics and larger shops in Caldas da Rainha, ten minutes by car. We send a list of our own favourites — the bakeries, the fruit market, and the restaurants we actually eat at.

Portuguese law requires us to register every guest with AIMA/SIBA, and we do it for you — we just need each guest's name, nationality and document details at check-in. Giving your nationality with the request saves time later.
